The First Step
*If you wish to proceed with one of our properties then you will need to pay
two weeks holding deposit to secure the property. This Payment secures the
property until references have been submitted, processed and approved.
*You then need to apply for references from the following:

References Bank Reference - Employer - You must be in full time permanent employment. Character - Not friends or relatives. Previous landlord is ideal Accountant - if self Employed. Credit Check - UK Residents £40 - £60 / Students and Visitors £75 (if applicable) Others - Passport or Driving license copy - 3 month pay slips - 3 month bank statements - Previous landlords reference (if applicable) guarantor - In some instances a UK guarantor may be required and will require the above references for the guarantor also. ALL APPLICANTS MUST BE 18 YEARS OR OVER.

Tenancy Fee *The Tenancy Fee is £150 (In some cases, e.g. Studio apartments {One week's rent} or properties that are managed by other agents, the fee is higher depending on the other agents' charges.) This is payable immediately upon deciding to apply for a tenancy . It is NON REFUNDABLE should you decide not to pursue the tenancy (irrespective of whether or not references have been applied for) or alternatively if your application is declined.

Deposit & Rent *One month/six weeks Rent in advance and Deposit balance must be paid by cash or bankers draft no later than the day you sign your tenancy agreement and before you move in. (personal cheques will only be accepted if submitted 7 days prior to signing). Deposit will be protected by http://www.mydeposits.co.uk/

Tenants Contents Insurance Subject to satisfactory references the Landlord grants the tenancy of the property to the name Tenant upon the condition that the Tenant holds insurance that the Landlord or his Agent considers adequate to protect the Tenant's personal possessions and accidental damage caused by the Tenant to the furniture, fixtures and fittings at the property described in the inventory.
