The First Step

With the advantage of being open 6 days a week 10.00am - 6.30pm we can arrange to visit your property at your convenience. Our long opening hours also ensures prospective Buyers and Tenants can contact us in the evenings and weekends.

 

     

Marketing

Your property will be displayed in our office as well as we produce a colour property brochure, which is mailed out to prospective tenants. With the emphasis on the Internet we also have our own dedicated web site and all the property search engines (Find a Property) where your house can be viewed by people from all over the world twenty four hours a day.

 

Tenants

All prospective tenants are thoroughly vetted for suitability. We take references to includes: Bank, Character, Employer, Accountant (for self-employed applicants), and previous landlords reference (where applicable). A detailed credit check is also undertaken together with taking copies of bank statements and pay slips. We endeavour to get as much background information as possible on all prospective tenants.

 

Straight Let

This service is suitable for landlords who live close to the property they are letting and are able to deal with repairs and maintenance.

Alan Martin Estate Agents provides rental evaluation, marketing, selection and credit checking of potential tenants, as well as negotiating the tenancy in line with your instructions.

 

Rent Collection

This service is suited to landlords who want assurance of regular rent and are able to deal with all repairs and tenant liaison.

As well as all aspects of the Straight Let service, Andrews will collect the rent on your behalf, and ensure that you receive a regular monthly income from your property

 

Management

This service is particularly suited to landlords who are abroad or live away from the property.

This service provides you and your tenants with an instant point of contact. Your property is regularly inspected and a full report is submitted to you. Maintenance and everyday repairs are carried out immediately. We seek the landlord's approval for any work costing more than £200.

 

Safety regulations & Legislation

We will advise you on all governmental Safety Regulations that will affect you as landlord. These regulations will relate to the appliances within the property, the electrical installation and any furniture you may leave.
